Our recommendations for successfully selling a property.
In principle, it does not seem to be a difficult task to sell a property. This is the reason why many times, many people decide to sell a property by themselves. However, the reality seems to be quite different. First of all the seller finds that what he thought to be a simple task is a difficult and time consuming task. It requires time, a lot of time to furnish with information to all potential buyers, many of them driven by simple curiosity, others because they want to check prices in your area and some of them unoccupied people looking for an easy pastime. All that means time and dedication. Of course there also are genuine buyers, with them, as with the previous ones, we have to fix appointments, to show the property, to give as much explanations as they require, discuss the price, the terms and conditions: time, time and more time.
We waist time, yes, a lot of time, but only if we have potential buyers to take care of and to have potential buyers we have, first, to communicate our intention to sell our property. That means we have to make some publicity in the newspapers, specialized magazines, in publications where ads are inserted for free, show a "for sale" sign. From time to time we have to renew the ads and pay for them. This process is to be repeated until sale is made.
The above procedure does not seem to be a practical one. The alternative is to use the services of a well known and prestigious real estate agency. In such a way your only task would be to agree with the agency the price, terms and conditions. In such a way an organization with highly qualified professionals will take care of every step using, to reach the target, all their experience and knowledge. In such a way you will have no expenses or fees until the sale is satisfactorily concluded and, once concluded, you will only pay as per your previous agreement. The organization in charge will take care of the whole procedure to conclude the sale in a satisfactory way.
Before to reach an agreement with the corresponding real estate agency, check the following points:
" In case the agency is constituted as a Company, check that the Company is correctly registered in the corresponding registry, in this case the "Registro Mercantil". At the same time you ought to check that the person you are dealing with disposes of the correct power of attorney.
" Make a personal appraisal of the installations and services that the agency is offering.
" Get all the information regarding the criteria being used by the agency to make evaluations.
" Analyze the readiness and clarity of the intermediate contract (nota de encargo) they offer you to sign. Do not trust clauses difficult to understand.
" Use our services we offer as standard what others consider as desirable.
